The Tax Assessor for the County of Monmouth has ordered the tax-revaluation in Howell.

Howell Township ordered the re-evaluation.

Assessments are based on the real property, not any personal belongings, personal items or tastes or how one decorates their home.

Your assessment will be greater if the interior of your home is nicely decorated and furnished.

Plantings, landscaping and manicured lawns and gardens are not deemed permanent in nature and therefore are not accessed. These items will not influence the outcome of any re-evaluation.

The Township collects only what is necessary to run the municipal government as determined by each year’s local municipal budget. A re-evaluation does not increase the local amount of taxes collected. It merely re-distributes who may pay what amount.

The re-evaluation ordered by the County will increase the amount of revenue collected by the township.

The base tax rate is the same for all properties, no matter their classification. The only exception is the local Fire District tax. This is because each Fire District has its own rate, depending on location.

There may be different tax rates depending on whether the property is vacant, residential or commercial.

If entry is refused the municipal tax assessor can assess the property at the highest possible value.

If one does not let the tax inspector into their home, it can help the property owner.
